Certificate of Smoke Detector

Before any residential structure is sold, leased, or otherwise made subject to a Change of Occupancy for residential purposes, the owner of the residence shall obtain a Certificate of Smoke Detector Compliance (CSDC), evidencing compliance with NJAC 5:70-4.19.

Please note that smoke detectors must be maintained at the level required by the structures latest certificate of occupancy.  Battery operated smoke detectors are not permitted to be used in place of hardwired smoke detectors.  Smoke detectors must also be a minimum of 36" from ceiling fans.  Fire extinguishers must be mounted on a wall within 10 feet of the kitchen and be no more than 10lbs.  The 2:A10BC fire extinguisher must have been purchased or inspected within 1 year of the inspection date.

A CSDC shall not be transferable.  If the change of occupancy does not occur withing 90 days, a new application shall be required.

All applications must be completed and a request for a smoke detector inspection must be made to the Department of Fire Safety.  We recommend that you apply a couple of weeks before your closing date - we prefer one week to process your Certificate.
